Where Sunnyside slip-and-fall cases happen
The Queens Boulevard commercial frontages between 39th and 48th Streets generate the highest claim volume. Storefront sidewalks under the elevated 7 line cycle through inconsistent maintenance, and the shadow zones under the structure conceal cracked flags and lifted concrete. NYC sidewalk law and adjacent property owner liability
NYC Administrative Code §7-210 makes the owner of the property abutting the public sidewalk responsible for keeping it in reasonably safe condition. In Sunnyside, that owner is the apartment-building owner along Skillman, the commercial-property owner along Queens Boulevard, or the homeowner in Sunnyside Gardens (where the homes are large enough to have rental units, which most Sunnyside Gardens homes do).
Owner-occupied one- and two-family homes remain under City responsibility for the public sidewalk in front. The City retains liability for tree-pit defects, manhole covers, and hydrants. Utility-owned grates shift liability to the utility company or NYC Water.
Government-property cases follow a separate track. Falls on the Q32/Q60 bus-stop pads, in the 7-train stations at 33rd Street-Rawson, 40th Street-Lowery, and 46th Street-Bliss, in any NYC park (Doughboy Plaza, Lou Lodati Playground), in any DOE school, or on any City-owned street property require a Notice of Claim within 90 days under General Municipal Law §50-e, with the lawsuit filed within one year and 90 days. Miss the deadline and the case is over.

What to do after a slip-fall in Sunnyside
- Get medical attention. Mount Sinai Queens at 25-10 30th Avenue is the closest emergency department for most of Sunnyside. Elmhurst Hospital Center on Broadway is the alternative.
- Photograph the hazard, the surrounding context, the weather conditions, and your injuries. Sunnyside Gardens walkway falls in particular need photos before maintenance reaches the scene.
